OPEN-ENDED, EVERGREEN FUND
Fund Overview
Fairbridge PLUS (the “Fund”) is an open-ended, evergreen private real estate investment vehicle structured as a mortgage REIT. The Fund is available to Accredited Investors only and accepts subscriptions on the first day of each calendar month. Capital is deployed into a diversified portfolio of short-duration, high-yield mortgage bridge loans secured by real estate collateral throughout the United States.
The Fund seeks to generate attractive, risk-adjusted returns that are largely uncorrelated with traditional asset classes. The portfolio is comprised primarily of first-lien loans secured by residential and mixed-use properties. Loan terms typically range from 12 to 36 months, and borrowers are generally experienced real estate investors and developers. Loan proceeds are used for acquisition, refinancing, repositioning, and construction projects. Loans are made to non-owner-occupied entities, typically structured as limited liability companies.
Investment Strategy
The Fund originates and manages a diversified portfolio of fully secured real estate bridge loans with conservative underwriting standards. Loan-to-value ratios generally range between 45% and 75% or below, providing meaningful equity cushions at origination.
Fairbridge focuses on lending to established operators with demonstrated track records, strong credit profiles, meaningful liquidity, and personal guarantees. The strategy emphasizes repeat borrowers and proprietary sourcing channels, including long-standing relationships with brokers, attorneys, and real estate professionals. Active asset management and portfolio diversification are central components of the Fund’s risk management framework.
Target Returns
Fairbridge PLUS is designed to replicate the success of Fairbridge Partners while employing additional leverage to enhance return potential. The Fund targets net annual returns of approximately 14%–16%, net of all fees and expenses. Target leverage is expected to range between 1.5x and 2.5x debt-to-equity, depending on market conditions and portfolio construction.

Liquidity & Redemptions
Interests in the Fund are subject to an 18-month initial lock-up from the date of each capital contribution. Following the expiration of the lock-up period, investors may request redemptions on a quarterly, subject to 90 days’ prior written notice.
Redemptions are subject to a 5% quarterly fund-level gate and may be deferred or prorated at the discretion of the Manager in order to protect the interests of the Fund and its investors.

- Management Fee: 1.50% per annum, calculated monthly based on NAV
- Performance Allocation: 20.0%
